Invitation to LEMB Special General Meeting – Thursday 10 January 2019

Loughborough Estate Management Board (LEMB) would like to invite you to a Special General Meeting (SGM) on Thursday 10 January 2019 at 7 pm.

The purpose of the meeting is to:

 

  • make sure our estate continues to be liveable
  • promote community engagement
  • protect the interest of our residents

The agenda of the day is noted below.

Notification of new In-house Gas Servicing/ Breakdown Service

We would like to inform you that as from 1 April 2017 Laker/Birchcroft would cease to be the Gas Contractor for Loughborough Estate Management Board (LEMB) Tenants.

As a Tenant Management Organisation (TMO), we are committed to meeting our duties and obligations under the Gas Safety (Installation and Use) Regulations 1998 to ensure the safety of our residents. LEMB is registered with Gas Safe and has employed two qualified gas engineers who are also registered with Gas Safe to provide in-house gas repairs, breakdown, installation and any other obligations under the Gas Safety Regulations effective from 1 April 2017

Gas Service

Two qualified gas engineers, already registered with gas safe, will start with LEMB on 15 March 2017 following the end of Laker Gas Contract. We will carry out gas servicing to all tenanted properties, concierge offices, under croft and the community centre. The council sets allowance for gas servicing periodically. Having an in house gas engineer will provide better monitoring of the service and value for money. We have developed an up to date policy and procedure covering current legislation and administrative requirements. LEMB has also registered with Gas Safe. The council will make sure that 10% of all gas servicing is checked annually to comply with legislation. There is a generic email address which is gasservice@loughboroughestate.org.uk for gas servicing with two dedicated lines to manage repairs during the day and out of hours which include weekends. The numbers will be publicised and letters to go out to residents by Monday 13 March 2017.

Rubbish & Nuisance

Unfortunately we have to remind residents about the disposal of rubbish and nuisance.

Household and bulk rubbish is again being left on landings and dumped around the estate. This rubbish will attract "Rats and Mice", to the estate, and your property.

We are asking residents to dispose of their rubbish sensibly, by putting it in the bins provided around the estate.

Rubbish and furniture on landings and communal areas, is also becoming a nuisance and fire hazard to several blocks around the estate. Please do not store furniture, bicycles or other flammable goods on these areas, as they may be removed and disposed of, as you may be breaching your tenancy agreement.

Please contact the housing office for disposal of unwanted bulky items, do not leave them on landings to create a hazard for others. 

We are asking residents to dispose of their rubbish sensibly, by putting it in the bins provided around the estate.

LEMB has a ZERO tolerance to all forms of nuisance and ASB which is a criminal offense including fly tipping. We will surely take appropriate action against all identified perpetrators.
