Nuisance & Anti- Social Behaviour

It has been noted that quite a few residents have continued to engage in Nuisance and Anti-Social-Behaviour (ASB) on the estate. The housing office has continued to take appropriate actions against identified perpetrators. Some of the actions already taken included Legal Injunction, Suspended Possession Order (SPO) and Outright Possession Order depending on the level of the ASB.  

LEMB would like to remind you that Nuisance & ASB constitute a breach of the Terms and Conditions of the Tenancy or Lease Agreement. 

LEMB has zero tolerance to all forms of Nuisance and ASB on the estate and is prepared to enforce the Terms and Conditions of the Agreements signed with us.

Some of the Nuisance & ASB being dealt with by the housing office are noted below:

 

Noise Pollution

Noise pollution is any unwanted or disturbing sound that affect the well-being of people within an environment. Noise pollution include loud music, dogs barking, noise from pubs and clubs, car and intruder alarms, industrial noise (e.g. factory/workshop), commercial noise (e.g. shop/restaurant), construction site noise. Noise pollution has negative impacts on people’s health. It can increase the stress level, cause irritability, increase the blood pressure, affect sleeping pattern, lead to hearing problem and damage the cognitive functions. 

 

Smoking and disposing of substances inappropriately

We would like to remind you that smoking, spitting and disposing of substances such as chewing gum, cigarette butts in the communal areas (stairwells, landings and the lifts) of the buildings are prohibited. Children use these areas and it is unhygienic to make these areas very filthy. The areas should be kept clean and tidy at all times

 

Dog Nuisance

We have sighted some residents exercising their dogs in the grass areas where children always gather to play.  This nuisance should stop immediately.  Residents were severally advised to walk their dogs in the designated areas dotted around the estate for dog’s exercising. There are litter bins provided by LEMB across the estate to help you clean up after your dog mess. Dogs should be registered in the housing office, chipped and always be on lead. Residents should report any dog owner doing the exact opposite because we have the responsibility towards our children and the well-being of all our residents. 

 

Parking on the estate

P4Parking, our Parking Contractors, have continued to manage the parking scheme on the estate. They have informed us that they issued some penalty notices and took some defaulters to court thus having County Court Judgement (CCJ) registered against them. We are not happy with this and are requesting that all car owners should please respect and follow parking rules on the estate. This can be achieved by purchasing valid parking permits from the housing office.  Park only in designated areas avoiding the hatch-crossed areas designated for Emergency Vehicles to save lives. Please note that failure to comply with this instruction will be a breach of your Tenancy or Lease Agreement. You are also responsible for the actions of your household members and guests. Residents should be able to report persistent offenders who do not consider their neighbours when parking their vehicles on the estate. Some parking offenders are in the habit of accumulating parking tickets because their vehicles are not registered at their addresses. Please feel free to report such offenders with their addresses to the housing office in confidence. It is the responsibility of all residents to work with the housing office to make where we live and work a secure, safe and tidy estate.

 

Fly tipping - Dumping of rubbish inappropriately 

We would like to remind residents to please contact the housing office on 0207 926 8800 to  arrange disposal of bulky household items such as beds, mattresses, settees, table, chairs and white goods. Please do not dump items by the bin chambers as this will be considered as ASB which is a breach of the Terms and Conditions of your Tenancy/Lease Agreement. This action is classified as Fly-tipping which is a serious criminal offence and identified residents can be prosecuted. The court has various powers available to them to tackle fly-tipping, including imprisonment, unlimited fines and an order to deprive rights to a vehicle used to commit the offence. LEMB Enforcement Coordinator will issue on the spot fines to identified residents. We encourage residents to report anyone caught to the housing office in confidence.

 

Feeding of Pigeons

Feeding pigeons may appear to be a harmless activity but it has negative impacts on the environment and human health. Pigeon droppings prevent some residents from using their balconies, cause damage to buildings, trees and other structures. They are unsightly, expensive to clean up and cause hygienic issue as well. The presence of rotting food passed to pigeons is usually unpleasant, smelly and unsanitary.

Please note once again that all forms of nuisance and ASB will be dealt with accordingly especially as we are now getting to summer.
