COVID-19 ( Coronavirus)

Dear Resident(s)

Re: LEMB Coronavirus Assistance Programme Continued

Please refer to my previous letters regarding the current pandemic and we have entered another national lockdown from 4 January 2021.

The housing office will remain closed, but our staff will continue to provide services when contacted by phone or email.

The group in charge of LEMB Coronavirus Assistance Programme has continued to cater for the needs of our vulnerable, elderly and some residents in urgent need.

Our environmental operatives will continue to work from Monday to Sunday and our grounds maintenance contractor will attend according to the programme in place to make sure the estate is clean and tidy.

The main line 0207 926 8800 is open and being picked up by staff assigned to deal with the telephone calls from home. I am aware that the Neighbourhood Services Director and Managers have been dealing with all enquiries. You may also wish to send emails to our generic inbox, which is LEMB@loughboroughestate.org.uk.

Tenancy related matters which include nuisance and anti-social behaviour are being dealt with through written correspondence and telephone when received.

You will note that this is a difficult time for us all without knowing when we will come to the end of this pandemic, but we are trying our best to make sure we are on top of our services to the residents.

LEMB as a Tenant Management Organisation has been able to identify with all its residents. We will continue to provide support to vulnerable, elderly and other residents in urgent need at this crucial period.

Please let us follow the central government guidelines and seek medical advice early if we notice any symptoms. If you are vulnerable, it is very important to keep in touch with your case worker, social worker or care coordinator and do not isolate yourself at this period.

Our staff will continue to contact our vulnerable and elderly residents to reduce isolation and loneliness. Please contact any of the staff below if you need to discuss issues relating to your tenancy or lease:

Lambeth Council is still responsible for the out of hours repairs service from 5pm – Monday – Friday inclusive of weekends.

Our gas engineers’ phone numbers are noted below if you wish to contact any of them for boiler related repairs service:

Dammy, Gas Engineer        - 0748 492 0075

Mohammed, Gas Engineer  - 0748 492 0074

Please contact Ade Adams, Asset Manager, on the number above if you cannot contact any of the gas engineers.

Smoking in the communal areas especially in the lifts is strictly prohibited. If you are captured through the video, the board will recommend the office to take serious action against the perpetrators.

As you have been previously reminded, fly tipping is a criminal offence. Perpetrators will be prosecuted in the law court with the assistance of the police. If you notice anyone disposing of rubbish inappropriately on the estate, can you please report this to the housing office to help us maintain a clean estate.

Let us continue to respect our neighbours and abide by the tenancy and lease conditions. LEMB will not tolerate any form of noise nuisance, anti-social behaviour and fly tipping as we have zero tolerance to all forms of nuisance and anti-social behaviour.

The board would like to take this opportunity to thank residents who have been checking on their vulnerable and elderly neighbours while maintaining social distancing and using face mask. Your support and commitment to your neighbours is highly appreciated.

Thanks to those who appreciate and understand the good work being carried out by the board in the running and maintenance of the estate. We promise that these will continue and thank you for your appreciation.

Yours sincerely
